Site Clearing – As per the Environmental Covenant within 15 metres of the present natural boundary, all trees, shrubs, plants, bushes, ground cover, vegetation and other forms of plant life must remain, for the most part, in a natural state, in perpetuity, except for what is considered reasonable water access and limited pruning.
There are further restrictions to site clearing contained in our Archaeological Covenant as per the Archaelogical Survey.
Natural Boundary means the visible high water mark of any lake, river, stream or other body of water where the presence and action of the water are so common and usual, and so long continued in all ordinary years, as to mark on the soil of the bed of the body of water a character distinct from that of its banks, in vegetation, as well as in the nature of the soil itself; In B.C., the exact location of a natural boundary can only be certified by a licensed B.C. Land Surveyor.
Building – As per the Environmental Covenant and Zoning Regulations; no building or structure is permitted within 15 metres of the present natural boundary, nor within 5 metres of a strata lot boundary. The Co-op also has certain building guidelines that form part of the Strata Bylaws (Strata Bylaws document can be accessed within the Members’ Portal). Any construction with a footprint exceeding 100 square feet requires a Building Permit from the Alberni Clayoquot Regional District.
